Half the storage industry's floor space is quietly commercial: stock, tools, archives and the kit between offices. The buying rules differ from household storage.

For a business the unit is not a cupboard, it is premises: the cheapest square footage you can rent with a padlock and no lease. That changes what matters.

What to optimise for

  • Access hours over price. A tradesperson loading at 6:30am needs 24-hour or early access; saving £10 a month on a store that opens at 8am costs jobs.
  • Ground floor, drive-up, trolley. Stock moves weekly; every stair is a tax on margin.
  • VAT invoicing. Storage for business is reclaimable; make sure the store invoices properly rather than till-receipts you.
  • Rolling terms. Stock levels breathe with the season; a fixed term fights that.

The sums

A 50 sq ft unit at the UK average is about £137 a month including VAT, roughly the price of 4 sq ft of serviced office. For e-commerce stock, archives and exhibition kit, the unit wins on cost every time; the question is only whether your travel to it costs more than a courier would.

Office moves and archives

For a one-off office move or a deep archive (the boxes nobody opens but the auditor), collection storage beats a unit: no staff time driving to the store, per-box pricing, and an itemised inventory. Can I run a business from a storage unit?

You can store stock, tools and archives, and most stores welcome it. You cannot trade from the unit, staff it as a workplace or register it as premises; licences and insurance both forbid it.

Is business storage tax deductible?

Storage for business purposes is a legitimate business expense, and VAT-registered businesses can reclaim the VAT if the store invoices properly. Keep the invoices, not just the direct debit line.

What does archive storage cost by the box?

By collection service, about £5.95 a box a month at volume (21 boxes up) with collection and return priced per visit rather than per box. Cheaper than any unit once the archive passes about 20 boxes without weekly access.
